The most basic service offered by an estate agency specializing in renting properties is a once off lease whereby the agent's role finishes once the lease is signed between the parties. In a management what one is essentially paying for is for the estate agent to manage your property. That would include not only the monthly collection of rent but also the payments of rates and levies and overseeing any problems that the tenant may have. This may often include repairs which requires us utilizing our expertise and contacts and a wide range of fields so as to ensure your property gets the attention that it deserves, at a price you can afford. The major benefit of a management is that for a higher commission you let us have all the problems and you simply collect the benefit! Managements obviously suit property owners who are either relocating to another country or to another part of South Africa which makes it very difficult for them to properly manage their property. Our fee for a management is 13% (excluding VAT) of the total value of the lease - payable monthly.
Once off lease
A once off lease is the most basic service that a rental agent would offer to a Landlord and a tenant. In a once off lease the agent's responsibility is to advertise and promote the property of the Landlord, to find a tenant and finally to negotiate the lease between the agent and the tenant. This is obviously a lot more intricate than it sounds as there is a lot of work involved in each step and especially the negotiation of a lease can be a very complex issue. We have a very comprehensive lease that covers all the important aspects of the relationship between the Landlord and the tenant and which you will find far superior to any standard form that one would typically purchase. Once the lease is signed between the parties and the various payments attended to the role of the estate agent falls away in a once off lease. In other words, we do not manage the property nor do we collect the rent and are not typically involved in any problems that may then arise between the Landlord and the tenant. If you wanted us to do attend to collecting the rent or managing the property then you would ask for a management. Our charge for a once off lease is 7% (excluding VAT) of the total value of the lease.
Professional evaluations
The most important aspect of properly marketing ones property is to value the property correctly. In Jane de Broglio’s considerable expertise in this field is precisely what lead the institute of realtors to appoint her as their official lecturer on the topic of leasing and rentals and certainly most of the questions that she receives from other estate agents relate to how does one accurately value a property. There are a number of theories about the valuation of a property and one of the most well known is the 1% theory which works on the basis that your monthly rental should approximate 1% of the total value of your property. There are a number of problems with this theory and that is firstly that many people cannot accurately estimate the value of their property and to a large extent over estimate the value of the property and secondly that the 1% theory is also dependant on economic factors such as the prevailing interest rates in the country. You can also often find that on smaller complexes in reasonably priced Sectional Title units that one may achieve a rental much higher than the 1% and on the larger Northern suburb residential properties 1% may not be possible. Ultimately the only real way to value the rental of a property is to apply the same rules that you would to any other commodity in any market around the world - and that is the rule of supply and demand. If there is demand obviously one will find a unit fetching a higher price in a far faster time. It is for this reason, and the fact that many people require a valuation on either units in a complex or on their own property without necessarily wanting to rent a property that we will provide you with a professional valuation on your property for a fee if it is only a valuation you require and not our actual services in renting the property. Our fee in this regard, if you do not wish to use our services to lease the property and only require a valuation, is charged at an hourly rate of R250,00 an hour (excluding VAT) and one would typically find that including traveling time this would involve one to two hours so one is typically looking at a total cost ofR250,00 to R500,00 (excluding VAT).
Sectional titles

Our many years in the industry have made us instantly familiar with all the major complexes in the Northern suburbs of Johannesburg and Randburg. Sectional Title complexes offer one the convenience of pooling one's expenses with other members of the Body Corporate and obviously also provide, to a certain extent, an additional level of security. Sectional Titles are, however, governed by a separate Act of Parliament, with which we are familiar, and which allow Body Corporates to allow rules which don't necessarily suit all people.
